Things to keep in mind and ask when looking for land:
1) Who is selling?
2) Why are they selling?
3) Are any mineral rights being sold with the land?
4) Are there any abandoned, plugged, active or other wells on the property?
5) Other environmental concerns?
6) What is the current land use compared to intended land use?
7) What is the past, current and projected land zoning? It does change and sometimes the land owners may not know the accurate detail here - extra precautions are in order to ensure you can use the property for what your needs are.
8) Are there any mineral, farm, or other leases in place? Get details - history of leased grounds, contact for local farmers who may be interested in tending the ground. Get details on options for future relations with the tenant farmers if needed... Mineral rights - who is the operator? Is this part of a larger field that you can expect royalties on? What are the tax implications (If you need a good CPA - I have an excellent one! Snap Accounting - Mark Dodds, CPA 316-682-7627 )... Water rights are a HUGE thing - make sure you get title work...
9) Are there any property markers showing the legal boundaries?
10) What is similar ground selling for - if any... This is where an experienced agent or broker can really help...
