Below are links to bank owned homes in the Wichita area. Buying a foreclosure home can sometimes save you BIG money - but there are risks. Most are in need of some repairs. We can't stress enough how important it is to thoroughly inspect a property before making an offer. We recommend the use of a professional, certified home inspector. Many times you can make offers for less than even the reduced asking price - even below market value - simply because banks, lenders, and asset management companies want the cash. This means potential for great values - but DO NOT GET CAUGHT IN A BID WAR - Never over pay for a home... it's too easy to do! Most of these homes had good families in them at one point in time, but life does happen and for whatever reasons, divorce, loss of job, death in a family, medical issues etc - the previous owners were unable to keep up with the mortgage. Please do not seek out the previous owners - it is often a fresh wound.

HUD, VA, REO, Foreclosures, Pre-Foreclosures, Tax Auctions, Probate and Short Sales are all excellent resources for finding a home for yourself or to begin/add to your real estate investments. Wichita, Kansas and the metro area is growing. Our city, the largest metro area in Kansas, has been noticed by others recently. Investors wanting to cash out of California's over priced markets (and other areas) are moving money here - quickly - and there's a reason why... The Midwest still has value for the landlord and investor, while property appreciation might not be the way to make your total investment decision (as is the case in many other large cities - in fact its the only way to make money since the property values are so inflated that rental income can't match or makeup for operating expenses in many cases - thus the owner is paying to own a property then making money on the sale at a later date due to yet even more inflated appreciation... but it works for them...), the Midwest and Wichita, Kansas in particular have many available properties and opportunities for development which can provide a solid cash on cash return on your initial investment - as well as a modest appreciation, in my opinion, a much safer investment. If you don't have a property or two here - you are missing out on record opportunities to purchase here... this is THE time... There are record numbers of foreclosures, record low interest rates ( although they are going up a bit now... they are still really low), and plenty of help available to find you exactly what you can handle and need.
