You will only get 1 picture on REALTOR.com however - bummer! Additional charges may apply if you want to be highlighted or have additional photos on this website. UPDATE: Advantage Partners, LLC now has the ability to offer up to 25 pictures for each listing! The 9 we submit to the MLS will automatically be uploaded to REALTOR.com. This is a HUGE BENEFIT as most buyers looking at REALTOR.com will sort their search results by number of pictures! This helps sell your home even faster! 3) Free Ad in Kansas Homes Magazine : (for listings above $200,000) This is a SPACE-AVAILABLE option. You know the magazine - this free full sized glossy-print magazine is placed on news and magazine racks around the region and is packed full of homes for sale - plus it's free to pick up. It's distributed to nearly every grocery store, major shopping center, and in many local restaurants as well as other local businesses. This is an excellent resource as typical space in this magazine alone runs around $300. |

6) Advantage Partners Yard Sign : Yes we know how sexy these are... Hey - if you want to put a FSBO sign right next to ours - be our guest! If you don't want our sign in your yard - well... it's your yard! Tell us! Most clients expect a yard sign - so we provide it for free in town. It will direct people to our phone number and web address for more information about your house. If you want to have a "name rider" with your information installed in the frame - with something to the tune of "to schedule a showing call owner Tom at 316-555-1212" this is OK too... but be prepared to answer a lot of calls from your neighbors too! There is a small fee to print these rider signs... call Titan Sign company for a quote. |

More fine Print:
We have families to feed too... We expect to get paid if we bring a buyer to you... any agent would also.. When we list your home in the MLS, it is customary to offer around a 3% buyer agent fee. When we list in the MLS - we have to identify exactly how much you are offering as compensation to buyer's agents and other transaction brokers working for buyers. If you offer nothing, we can put it into the MLS... but think for a moment and be honest with yourself - why would any agent, who gets to see what you are offering him (a big fat 0 or less than 3%), want to take his or her client to your house if he can actually get paid by someone down the street... So - then, why would you even bother with the MLS listing in the first place... You decide... We recommend you fork up the 3% IF AND ONLY IF a buyer's agent brings you an acceptable offer... It's the "right" thing to do - and having another agent involved working for the buyer is not a bad thing - if anything it makes your job and our job easier as there is less of a feeling on the buyer's side that they are not being fairly represented in the transaction.
What does all this mean? $500 listing scam? No... We will list your house in the MLS and provide extensive marketing on line. Also, when space is available, we'll put your home or property in any or all of the various print ads we run. Remember, our team of agents and broker has a long history of experience with the traditional brokerages and past affiliations with the most of the large franchise names in town. We know how they work - we know their marketing strategies - and we know what works. Our office takes the best of every marketing service we have ever used and we amplify it with our team effort and extreme online presence. Of course we run newspaper ads, postcards, fliers, and other traditional print ads - however for the flat $500 we simply do not offer all of the print services without additional cost unless there is space available we need to fill.
You can cancel your listing ANYTIME and owe us nothing more (unless otherwise noted in the contract). You can find the buyer yourself, negotiate it yourself, show it yourself, and basically sell it yourself - but you MUST KEEP US INFORMED! Any violations of this could result in potential violations of MLS rules and may end in additional service charges to you and possible removal of your listing from any or all of our advertising resources, including the MLS.
If a buyer's agent shows your house and writes a contract - we will bring it directly to you via fax, email or in person. If you accept - you will be expected to pay that additional fee (again, usually 3%) at closing to this buyer's agent. We will help you with the paperwork if needed but by law can not assist you with negotiations or advice on price or terms. That is a service of a Seller's Agent and not that of a Transaction Broker. So how do the number work out:
Sell it yourself - no MLS exposure - typical selling times for home sold by owner are 30% to 60% longer than if listed by a REALTOR™. Many sellers give up after realizing that dealing with the inevitable masses of real estate agents and neighbors calling, posing as potential buyers who really only want a listing or to be nosey, keep calling and when they realize that it takes time away from their family and work to actively market a home properly. Many home, in fact - MOST are never sold at all this way - and end up listed with an agent after the owner gets tired or desperate. What will it cost you to "hold" your home for another month? It's a safe bet that it can easily cost you more than the $500 flat fee we charge to list your home. If we help you sell it faster - it's worth it, right?
We realize it costs you money to hold a property... Electric, Gas, Water, MORTGAGE payments... Taxes and Insurance... yard maintenance... the list can go on - but you get the point. What we are offering you is the opportunity to SAVE a little $ (typically around 3-4%) by listing your home in this fashion - which will generally result in a faster sales time and thus additional savings on these holding costs - so your total savings on a deal could very well be more than 5%... Now, that said - you need to get into the mindset that potential buyers will be looking for a deal, in most cases, and put yourself into their shoes... Make sure you price your home right. It wouldn't hurt to brush up on some negotiations skills - if you have any questions, simply ask us in person... We will NOT let anyone bully our clients - if you feel pressured, WALK AWAY! Also, don't assume they all will like what you have done with your home... Ask us for our opinion on what you should do to your home before each showing - we'll provide it at no cost!
$500 Flat FEE RECAP: Sell it yourself: - You only paid $500... Buyer Agent or Transaction Broker brings a buyer - You paid $500 listing fee and about (3%) half the traditional commission charged by large traditional brokerages. (Fees are determined at time of listing. All commissions and fees are negotiable in Kansas).
